Job Description
Our client is an owner-operator specializing in the acquisition and management of value-add multifamily assets. Since 2019, our client has grown its portfolio from just a few hundred units to over 4,000 units today. We've expanded our team of dedicated employees from 10 to nearly 100 and are looking to add to it.
Responsibilities:
- Oversee property spending and collections, work with Community Managers to optimize operations
- Direct Manager’s and assist with obtaining bids for various projects and service contracts.
- Approve as allowed by budget or seek approval if needed
- Assist with managing vendor relationships and contracts
- Provide oversight of renovation projects and capital expenditure spending
- Hire and Terminate Community Manager’s in accordance with the company practices and policies
- Train and supervise Community Manager’s and other on-site staff as needed
- Approve Purchase Orders and review payables
- Conduct weekly or bi-weekly site visits and inspections, review office procedures and files, walk vacant units as needed, walk property looking for any safety concerns or corrective maintenance needed
- Lead team in the drafting of annual budgets and provide an outlook into needed spending for the following year
- Assist with processing reserve replacement draws through lender on a quarterly basis
- Assist with the preparation of monthly investor reports, including monthly variance reports, property updates, and key performance indicators
- Support the acquisitions team with due diligence and renovation or project budgeting
Qualifications
- 2 years+ of regional manager experience in the apartment industry managing at least 1,000 units and 5+ apartment communities
- Positive attitude and willingness to work toward a common goal of providing quality workforce housing for our residents
- Knowledge of financial management
- Experience managing a team of 20+ people
- Ability to stay organized and handle multiple projects
- Undergraduate degree in Business Management/Administration, or related field preferred
- Proficiency in Microsoft Office Suite (Excel, PowerPoint, Word)
- Experience working with Appfolio or similar property management software
- Strong communication and problem solving skills
- CPM or similar designation preferred
- Brokers License preferred but not required
Location and Office Requirements
- This position will require you to be out of the office visiting properties 3-4 days per week depending on schedule.
- Our client is looking for someone to cover our Michigan properties that are based in Michigan or open to relocating there.
- Travel to corporate office in Chicago twice a month is required.
