Property Operations Manager
Rapidly growing multi-family owner/operator is seeking a Property Operations Manager to oversee a portfolio in Dayton, OH. The Property Operations Manager will be part of the Executive team, provide strategic oversight of the portfolio and be instrumental in building out the company’s property management operations.

Responsibilities:
  • Provide overall direction and supervision of day-to-day property management with oversight responsibility for management of the properties.
  • Participate as a member of the Executive Team in the development of company’s strategic direction and ensure that the property management department and employees are working towards achieving these strategic goals and objectives.
  • Provide content matter expertise that helps the company grow and/or adapt to industry or environmental standards.
  • Monitor and evaluate the efficiency and effectiveness of resident service delivery methods and procedures.
  • Report on property management data metrics and statistics; rent collection, vacancies, customer experience, client retention, growth, profitability, manager turnover, etc
  • Ensure timely and accurate reporting including vacancy and budget variances, staffing needs, upcoming inspections and others, as needed.
  • Regularly visit sites and inspect field operations. 
  • Monitor and ensure adherence to all policies and procedures. 
  • Responsible for resolving resident relation issues and escalated complaints from residents.
  • Inspect properties to ensure the highest standards are maintained; evaluate maintenance, grounds, and housekeeping operations in areas of efficiency.
  • Develop corrective programs for properties, when needed.
  • Preparation of annual operating and capital budgets; monitor and make recommendations on budget performance and prepare monthly or quarterly summaries
  • Train and ensure teams are utilizing AppFolio along with any other tools efficiently.
     
Qualifications:
  • 5+ years of experience in Property Management
  • Proven leadership and supervisory experience
  • Experience overseeing major capital improvement/TI projects is required
  • Ability to be proactive and demonstrate initiative in projects and tasks
  • High degree of integrity
  • Strong organizational skills
  • Success in multi-tasking while maintaining a strong attention to detail
  • Strong communication skills, both in written and verbal
  • Proficient in Microsoft Office, including Excel and Word.
  • AppFolio experience is a plus
  • Local travel is required
