Property Manager – Retail Shopping Center

RESPONSIBILITIES:

• Serve as landlord’s representative with tenants, contractors, and clients.
• Respond to tenant needs and resolve issues promptly
• Perform regular property inspections
• Interpret leases and other property documents
• Administer leases and maintain compliance with lease terms
• Interact with tenants, including tenant interviews.
• Oversee accounts payable and receivable.
• Communicate regularly with property management and asset management, accounting, and other departments as needed
• Weekly, monthly, quarterly and annual reporting
• Preparation of annual recoveries (CAM) and recharges.
• Preparation of annual budget.
• Contractor management. 
• Obtain bids and/or proposals from contractors and prepare contracts.
• Oversee tenant improvement and capital projects as well as tenant/landlord improvements.
• Oversee marketing and promotional efforts.
• Communicate with both internal and third-party leasing parties to assist in property lease-up efforts. 
• Available and responsible for after-hours emergency calls.
• Implement property management policies and procedures per the company’s guidelines.
• Perform other duties as assigned by EVP/Asset Manager and Regional Manager.

QUALIFICATIONS:

• Bachelor’s Degree preferred
• 7+ years of experience as a Property Manager at a commercial retail shopping center
• Familiar with budgets, contracts, tenant improvements, and capital projects.
• Strong verbal and written communication skills.
• Self-starter, detail oriented, organized
• Proficiency in MS Office Suite with an emphasis on Word and Excel.
• Valid driver’s license.
