Property Accountant

A Commercial Real Estate company based in New York, NY, is seeking a seasoned, team-oriented Property Controller. We are looking for a hard-working, individual who is not afraid of responsibility or a fast-paced high-energy environment.

Reporting to the Chief Accounting Officer, the Controller is responsible for the financial oversight and direction of the property accounting functions. The Controller will provide leadership in business planning, accounting and preparation and execution of the operating budget for the company. This position will be responsible for the preparation of monthly and yearly financial reporting and analysis. This position will directly supervise one accountant, who performs accounts payable and accounts receivable duties as well as oversee communication and responsibilities directly related to 3rd party outsourcing companies.
 

Key Responsibilities:
  • Manage and/or perform all general accounting and financial reporting functions including accounts payable, accounts receivable, fixed assets, and balance sheet management
  • Technical accounting background and research skills desirable, particularly with respect to capitalization rules surrounding interest and revenue recognition of tenant leases
  • Prepare monthly statements of income, balance sheets and cash flow of the company
  • Analyze cash flow, cost controls and expenses and effectively communicate to other management to identify areas for improvement/action
  • Manage and approve CAM reconciliations
  • Respond to tenant inquiries regarding CAM calculations and accounts receivable balances
  • Prepare budgets by establishing schedules; collecting, analyzing, and consolidating financial data; recommending plans
  • Achieve budget objectives by scheduling expenditures; analyzing variances; initiating corrective actions
  • Provide status of financial condition by collecting, interpreting, and reporting financial data
  • Advanced proficiency in Excel, proficiency with MRI preferred

Qualifications:
  • Bachelor' s Degree in Finance and/or Accounting
  • CPA a plus
  • 3+  years’ experience in Real Estate accounting as well as budgeting, forecasting, financial modeling and analysis
  • Proven track record of success in achieving deadlines and completing projects
  • Excellent and effective written and verbal communication skills
  • Strong problem-solving skills to identify and reason through complex issues, recommend and implement solutions
  • Entrepreneurial self-starter, strong work ethic, " sleeves rolled up", and able to dig into the details
