  1. Proficiency with Yardi accounting system, the NY Manager module (a requirement) and the PayScan module. This includes, but is not limited to, the following:
    1. Ability to “ move-in” new tenants.
    2. Ability to transfer tenants from one unit to another in the Yardi System.
    3. Ability to set-up renewals in Yardi, including sending out renewals and tracking responses, in the time period required.
    4. Record additional one-off charges and/or concessions as needed (i.e. legal, late fees, bounced checks, etc.).
    5. Approving expenses in Yardi already approved and submitted by the third party management team.
  2. History with property accounting, which includes, but is not limited to, the following:
    1. Reviewing leases and verifying that all riders, late fee clauses, and other required documents are included in the final signed package.
    2. Maintain monthly A/R and prepaid rent schedules.
    3. Record and send out monthly invoices based on company policy.
    4. Record and track checks/wires received from tenants.
    5. Coordinate with the general accountant/bookkeeper in charge of depositing rent checks.
    6. Coordinate with the legal team on delinquencies and sending 3 day notices, with the proper amounts outstanding, in a timely manner.
    7. Coordinating with the third party management team on delinquencies or any tenant matters.
  3. Property management/coordination with third party manager, which includes, but is not limited to, the following:
    1. Review property operations
    2. Visit property site on a weekly basis, or as needed, for the following:
      1. Coordinate with third part management for any maintenance issues
      2. Make sure property is maintained to AHP standards and on-site staff are in proper uniforms
      3. General review of property
    3. Coordinating with the third party management team on delinquencies or any tenant matters.
    4. Coordinate with third party leasing team for lease up and renewal or apartments.
