Job Description
Project Manager
Boston-based Real Estate Owner/Operator and Family Office is seeking a Project Manager to oversee new construction and renovations for residential, commercial, and mixed-use properties. This role requires basic knowledge of building structures, construction trades, mechanical systems, and typical construction sequences and workflows.
Responsibilities:
- Cross-functional collaboration with internal and external stakeholders, including company leadership, development team, property management personnel, architects, engineers, subcontractors, municipalities, etc.
- Subcontractor communication and engagement to identify potential delays and ensure proper construction sequence and avoid workflow disruptions.
- Routinely conduct site visits and monitor construction site activity to verify construction status and subcontractor progress, alerting key stakeholders of observations as-needed.
- Maintain up-to-date construction schedules.
- Regularly monitor potential impacts and threats to critical paths and baseline variations and provide key stakeholders with actionable insights for prevention, response, and timeline adjustments.
- Coordinate with subcontractors for arrival dates and times according to construction schedules.
- Oversee all third-party site visits, including building inspectors, engineers, architects, etc.
- Ensure timely submission of permits from subcontractors as needed.
- Retrieve and save copies of all permits, building inspections, certificates of occupancy, temporary certificates of occupancy, and all other building certificates and documentation.
- Schedule and oversee all punch list walks and review punch list reports with key stakeholders.
- Regularly maintain up-to-date status reports and provide comprehensive project reports periodically to company leadership and other key stakeholders.
Qualifications:
- Bachelor’s degree in construction management, civil engineering, project management, building science, or similar field and at least one year of experience as a Project Manager in new construction or renovations; or
- 3+ years of experience as an Assistant Project Manager in new construction or renovations.
- PMP, CCM, or LEED certification is a plus
- Familiarity with construction project management tools. (i.e. Smart Sheet, Procore)
- Proficiency in Microsoft Office Suite.
- Ability to read and understand building plans, CAD files, and other supporting documents and materials.
- Familiarity with general building materials. A plus if experienced with luxury, high-quality finishes and raw materials, including selections of stone, wood, metals, etc.
- Ability to work independently with minimal supervision and in a team environment.
- Critical thinker with aptitude for problem-solving and conflict resolution.
- Knowledge of typical problems often arising during construction projects and the ability to take proactive action to prevent or minimize them.
- Capable of motivating others and fostering teamwork for a common goal in high-pressure situations and demanding deadlines.
