Senior Project Manager / Underwriter


Affordable Housing Developer and General Contractor is seeking a Senior Project Manager & Underwriter to lead the development and financial evaluation of affordable housing projects from concept through completion.


Responsibilities:


Project Management:

  • Manage all phases of real estate development, including site acquisition, entitlements, design coordination, financing, construction, and lease-up.
  • Lead internal and external project teams, including architects, engineers, and contractors, to ensure timely and budget-conscious delivery.
  • Oversee project schedules, budgets, and timelines, identifying and addressing potential risks.
  • Prepare and submit funding applications for sources such as Low-Income Housing Tax Credits (LIHTC), bonds, and other public/private financing programs.
  • Coordinate with government agencies to secure necessary approvals and permits.
  • Support legal processes, including closings, regulatory compliance, and contract execution.
  • Engage with community stakeholders, tenants, officials, and project partners throughout the development process.


Underwriting & Financial Analysis:

  • Analyze project feasibility through detailed financial modeling and pro forma development.
  • Evaluate operating budgets, funding structures, and long-term sustainability of proposed projects.
  • Conduct site due diligence including zoning, market analysis, and title review.
  • Create and present investment memos, board presentations, and internal reporting materials.
  • Recommend financing strategies that align with organizational goals and funding requirements.


Qualifications:


  • 5+ years of experience in affordable housing real estate development (New York State experience preferred).
  • Familiarity with affordable housing finance tools, including LIHTC and other subsidy programs.
  • Strong financial analysis and modeling skills
  • Strong written and verbal communication skills.
  • Strong organizational and time management skills with the ability to manage multiple priorities.
