Maintenance / Service Manager
Large 700-unit, high-rise residential community in Philadelphia is seeking an experienced Maintenance / Service Manager to oversee all property maintenance operations, staff supervision, preventative maintenance programs, and major building systems. This role is ideal for a highly organized, hands-on leader with experience managing complex infrastructure within large multifamily or historic properties.
Responsibilities:
- Oversee day-to-day maintenance operations
- Supervise maintenance staff, vendors, and service operations
- Manage preventative maintenance and capital repair projects
- Maintain and troubleshoot major building systems including boilers, cooling towers, pumps, and closed-loop HVAC systems
- Ensure timely completion of service requests and unit turnovers
- Coordinate work while preserving the integrity of historic buildings
- Ensure compliance with safety and regulatory standards
- Assist with budgeting, inventory, and vendor management
Qualifications:
- 5+ years of maintenance leadership experience in large multifamily or high-rise properties
- Strong experience with boilers, cooling towers, and central plant systems
- Experience with older or historically preserved buildings preferred
- Strong organizational, troubleshooting, and team leadership skills
- EPA certification and technical licenses preferred
