Job Description

The Development Associate/Manager or Transaction Manager serves as an intermediary for property transactions while simultaneously managing the technical and financial lifecycle of related projects. They ensure properties are not only successfully leased but also delivered on time, within budget, and compliant with all regulations.


Responsibilities:


Brokerage & Transaction Management

  • Deal Sourcing & Market Analysis: Identify commercial opportunities and conduct feasibility studies or underwriting.
  • Negotiation: Lead complex negotiations for lease agreements, securing favorable terms for Landlord.
  • Marketing: Develop strategies to promote properties, including managing listings.
  • Client Representation: Advise landlord on market trends to maximize asset performance.

Project Management Component

  • Project Lifecycle Oversight: Manage projects from initial concept through design, construction, and final handover.
  • Financial Stewardship: Develop project budgets, track expenditures, and manage procurement and vendor selection.
  • Stakeholder Coordination: Act as a liaison between Landlord, architects, engineers, and general contractors to ensure alignment.
  • Risk & Compliance: Manage project risks, secure necessary permits, and ensure adherence to zoning laws, building codes, and environmental regulations.
  • Timeline Management: Create and monitor detailed project schedules, proactively addressing potential delays to keep construction on track.


Qualifications:


  • Core Competencies: Strong negotiation, financial acumen, and advanced communication skills are essential for both brokerage and project management.
  • Technical Knowledge: Understanding of construction processes, building systems, and facility management.
  • Organizational Skills: Ability to prioritize and manage multiple complex projects simultaneously.
  • Education: Typically requires a bachelor’s degree in Business, Real Estate, Urban Planning, or Project Management.
  • Licensing: Must hold a valid state real estate broker or sales license.
