The General Building Manager (GM) will oversee the daily operation of the building and will be available during emergencies as needed.

The GM must be familiar with the house rules and bylaws of the Condominium. The GM will report to the General/Residential Condominium Board and Management Supervisor.
  • Working Schedule

The General Building Manager is required to be available in the building on weekdays between 9: 00am-5: 00pm, and must be available to the building during working hours. The GM must be ready and available at all times for any emergency that may arise.
  • Responsibilities


The GM will be responsible for the following:
    • Staff Management
      • Oversee the entire building staff including Front Door Staff, Porters, Concierge and Super
      • Compile and implement job descriptions for each role and shift
      • Train, motivate, and evaluate work performance of staff members
      • Discipline staff as needed as well as be responsible for the hiring and termination of staff (as needed)
      • Ensure staff has proper and complete uniforms
      • Work and collaborate with Planned Companies and Quintessentially (3rd party provider), as needed
      • Monitor payroll and monthly/hourly wages for each staff member
      • Prepare staff members for emergencies
      • Address employee matters, needs, complaints, etc.
      • Manage employee schedules
      • Maintain employee files
      • Manage Super/staff work orders and maintenance requests from tenants

    • Accounting/Financials
      • Accounting
        • Send late notices to residents, as needed
        • Assist Owners in setting up on-line payments, making payments by check, etc.
        • Maintain list of current arrears
        • Review and issue approval for operational invoices for payment
        • Issue charge-backs – Send email notice to unit owners with copy of invoice, apply charge

      • Financial
        • Assist in the creation Annual Operating and Capex Budgets for both General and Residential Condominium
        • Review monthly financials
        • Engage accountant for annual audit, and assist in any materials they may need
        • Review account balances bi-weekly
        • Provide updates to the Board treasurer as requested, which includes cash positions, and current cash flow

    • Board/Board Communications
      • Relay information to Board as necessary
      • Meet with Board officers weekly, and provide update on projects and open items.
      • Create Board packages monthly
      • Coordinate Board Meetings
      • Prepare Management Report
      • Maintain Board meeting minutes

    • Annual Meetings
      • Organize and send notice for Annual meeting
      • Send out packages in advance, collect proxies, etc.

    • Emergencies
      • Notify Super and building staff as needed during an emergency
      • Compile emergency procedures for all staff members, including Commercial Unit Owner (Verizon), who controls the fire alarm panel
      • Conduct bi-annual fire drills with entire Condominium
      • Notify all tenants in case of an emergency

    • Residents
      • Maintain resident list and folders per apartment
      • Communicate with residents on any building notices
      • Monitor deliveries, move ins/move outs, and ensure property insurance
      • Oversee any building alterations or minor alterations
      • Welcome any new residents, and ensure the building has a key copy for emergencies

    • Projects
      • Supervise any General Condominium or Residential Capital Projects, i.e., faç ade projects, local law, etc.
      • Coordinate any and all workflow, construction projects that impact the whole building.  This would include a neighbor, a resident’ s debris removal through Verizon, rooftop/elevator projects, anything on the faç ade, roof or other common elements. 

    • Miscellaneous
      • Implement Check-Lists for common areas, amenities
      • Coordinate with Verizon on security procedures at the service entrance and egress
      • Monitor mechanical and metal/marble maintenance plans with building Super
      • Review and clear any violations, as needed
