Job Description


Reporting to Chief Operating Officer, this role is responsible for providing comprehensive leasing and business solutions including strategic advice on the Real Estate market and industry, leasing activity and project management for the  portfolio. The Director of Leasing is responsible for overseeing the implementation of plans with external leasing agents, property managers, and internal accounting and finance to ensure continuous full occupancy of the assigned assets at competitive rates.

Responsibilities:
  • Maximize property lease income, and manage external | internal leasing teams, improve tenant retention strategies, work in collaboration with marketing, and property management. Director of Leasing is the single point person for all leasing across the entire portfolio both residential and commercial.
    • Long term objective to buildout  internal brokerage division, to capture fees and eliminate cost of third-party brokerages.
  • Negotiate lease terms and approve offers to lease, lease agreements, and other documents relating to incoming and existing tenancies
  • Implement owners’ strategy to achieve maximum income and manage expenses
  • Establish and maintain a broad network of relationships within the Real Estate community through involvement in leasing related organizations and gatherings
  • Manages and Coordinates weekly/biweekly leasing calls with third-party brokers and appropriate parties. Manage the distribution of leasing reports.
  • Manage property leasing teams to generate new prospects, maintain constant contact with leasing teams and real estate brokers with weekly meetings (in person or scheduled call). Evaluating existing brokerages and make changes if needed.
    • Roll out a guest card system that will be used across the entire portfolio ASAP
  • Temporarily replace the existing Leasing Coordinator at Savoy Park, spending 2-3 days per week to streamline the leasing process and train the leasing administrator to handle onsite reporting and administrative needs of project.
  • Provide leadership, mentoring and support to site Leasing Manager and agents team assigned to each property.
  • Report to and keep Senior Management informed on property performance through monthly reports
  • Assess and monitor monthly activity reports, broker marketing, annual leasing and rental income projections to insure alignment with leasing strategy.
  • Prepare annual budgets with property management and marketing which include leasing assumptions for the coming year, commissions, tenant and capital improvements, energy costs, marketing cost, ect. Audit budgets quarterly.
  • Work with property management to ensure all construction | renovation projects are completed to a high quality and on schedule.
  • Work with Asset Management / Tech / Marketing to vet and incorporate new leasing software options under consideration, i.e. Provide recommendations for software and oversee implementation. (Nestio, Etc.)
  • Roll out On-Site portfolio wide, digitalize leases and associated paperwork and linked to the resident in Yardi.
  • Maintain updated information on comparable properties, including pricing and competitive positions, to maximize occupancy and financial performance of company’ s properties relative to the competition.
  • Maintain updated information on: market data analysis, leasing rates, marketing strategy and leasing velocity.
  • Work with property management to review draft leases and amendments if required become directly involved in lease negotiations.
  • Review legal documents with counsel and property management.
  • Represent  to the highest standards in the communities that we service by engagement with local community leadership and other property owners in the community.

 

Priorities:
  1. Take ownership of all leasing calls
  2. Meet with all brokerage firms – Living NY, Bohemia, Citi Habitats, Compass – and determine if they’ re the right firms to represent
  3. Walk all units across the portfolio to familiarize yourself with the various product types
  4. Work with Asset Management / Tech / Marketing to further vet all of the software options we are considering – ILM, On-Site, Nestio, etc.
  5. Roll out a guest card system that will be used across the entire portfolio ASAP
