Job Description
Director of Facilities
The Director of Facilities oversees construction and maintenance operations, supporting property managers with capital planning, budgeting, safety policies, and staff training. They will ensure properties are well-maintained, efficient, and financially aligned with annual budgets.
Responsibilities
Capital Improvements
- Guide on-site teams on capital planning and cost-saving strategies.
- Manage project budgets, control expenses, and ensure financial targets are met.
- Collaborate with property managers and vendors for successful project execution.
- Conduct capital needs assessments and oversee competitive bidding.
- Lead construction projects, ensuring compliance, budgeting, and scheduling.
Property Operations
- Mentor facility staff and standardize maintenance procedures.
- Identify property deficiencies and ensure maintenance budgets are met.
- Conduct regular property visits, oversee work orders, and implement preventative maintenance.
- Source high-quality trade vendors at competitive costs.
- Prepare properties for inspections and maintain compliance with regulations.
- Support training initiatives to improve maintenance staff expertise.
- Enforce utility consumption guidelines and safety protocols.
Additional Responsibilities
- Ensure properties meet high maintenance and cleanliness standards.
- Maintain building systems, landscaping, and common areas.
- Ensure timely unit turnovers, work order completion, and response to inspections.
- Drive resident satisfaction and professional development for staff.
Qualifications:
- Bachelor’s degree in Construction Management, Civil Engineering, Architecture, or related field, or equivalent experience.
- 8-10+ years in residential maintenance management, with 3+ years in a management role.
- Strong knowledge of construction, building codes, and safety regulations (OSHA training preferred).
- Expertise in project budgeting, cost estimation, and vendor management.
- Strong communication skills, both verbal and written
- Strong organizational and time-management skills, with the ability to manage multiple projects simultaneously.
- Proficiency in Yardi or other property management software.
