Job Description
Development Project Manager
You will be responsible for overseeing project construction and assisting with other aspects of the development process including site acquisition, feasibility analysis, planning & design, and stabilization.
Responsibilities:
- Assist with due diligence and analysis for development opportunities
- Review specifications and design documents to ensure feasibility of projects
- Develop and maintain relationships with its general and sub-contractors
- Lead the general contractor selection process; prepare bids, request proposals, respond to RFIs, level bids and negotiate contracts
- Oversee design and construction personnel with regard to development budgets, underwriting, schedules, construction quality, and standards being achieved
- Manage coordination of owner supplied items during construction
- Lead OAC meetings
- Ensure RFI responses and submittals are handled in a timely manner
- Review all change orders, schedule revisions and make recommendations to leadership
- Prepare monthly payment applications and draw requests
- Prepare project status, financial and compliance reports
- Lead problem solving efforts when issues arise
- Manage project close out, including securing warranties, guarantees, and acceptance of work
- Address warranty/workmanship issues that arise following completion of construction
- Complete special projects as needed
Qualifications:
- Bachelor's Degree in a related field
- 8+ years of experience in construction management
- LIHTC/affordable housing development experience strongly preferred
- Proficiency in MS Excel, Project, Word, and PowerPoint
- Strong communication skills, both verbal and written
- Strong attention to detail
- Strong organizational and time management skills
