Commercial Property Manager

Summary:

The Property Manager is responsible for oversight of the assigned property to include effectuation of the asset management plan, operations, maintenance, overseeing of repairs, replacement and improvements, personnel, monthly reporting, annual budgeting, and assisting in the development of capital improvement plans. Additionally, the Property Manager supports the leasing and construction functions, participates in the vendor RFP process, ensures COI compliance, as well as other responsibilities required for the satisfactory fulfillment of building operations.

Responsibilities:
  • Prepare yearly building budgets and quarterly reforecasts.
  • Project and achieve budgeted financial goals as outlined in the approved annual operating budget while adding value to the property with prudent management and business decision making.
  • Assist in development of annual, 5-year and 10-year capital improvement plans with ownership.
  • Ensure tenant compliance with the lease and lease requirements.
  • Enforce rules of occupancy; inspect vacant space and coordinate required repairs as well as facilitate required renovations.
  • Recommend or approve alterations, maintenance and reconditioning, as necessary.
  • Contract and supervise vendor services.
  • Provide oversight of contractors and maintenance personnel at the property to ensure high-quality maintenance standards.
  • Ensure services are provided in compliance with policies, procedures, regulations and contractual obligations and standards.
  • Lead monthly building operating meetings by providing clear and comprehensive insights on building activity, issues, and compliance.
  • Obtain bids from contractors, supervise and inspect completion of work, and review contractor invoices.
  • Oversee scheduling, logistics and planning meetings both in pre-construction and weekly for the duration of high-end tenant improvement projects.
  • Mentor and develop skillset of Assistant Property Managers, and support the development of their professional skills and growth.
  • Ensure the Assistant Property Manager’s responsibilities are being completed as required.
  • Assess employee skillset and competencies and evaluate performance, including taking appropriate disciplinary action when necessary.
  • Supervise building employees and provide guidance to third party contract employees.
  • Participate in the leasing process and support the leasing and tenant experience departments in marketing the property through space tours.
  • Interact closely with all corporate departments and building ownership.

Qualifications:
  • Bachelor’s Degree in a related field.
  • 8+ years property management experience with Commercial Class A Office properties.
  • Excellent time management skills with ability to multi-task, prioritize and work efficiently.
  • Strong analytical and communication skills.
  • Strong attention to detail.
  • Ability to work in a fast paced, ever-changing environment.
  • Ability to multi-task and prioritize.
