Commercial Building Superintendent

Responsibilities:

• Ensure tenant HVAC systems are running according to building standards.
• Respond to miscellaneous tenant requests as dispatched by management within 60 minutes of dispatch. If it is an emergency, respond immediately.
• Responsible for taking the building offline (class e system) when necessary.
• Participate and assist in fire alarm drills and EAP tenant refresher course 2x/yr.
• Act as FSD for special events, when needed after hours.
• Supervise tenant demolition and construction projects, as needed and report issues to management.
• Assist management with acquiring bids/proposals for miscellaneous building repairs and projects and see projects to satisfactory and timely completions.
• Escort Department of Building and NYFD inspectors throughout the building, as necessary.
• Assist in the creation of a building equipment checklist and maintain accurate inspections of the equipment logging information correctly on the checklist (dates, times, service required, service performed, etc.).
• FSD/EAP requirements – Obtain FSD and EAP certifications and keep them current (along with any other NYFD requirements) for 499 Seventh Avenue.
• Make recommendations to replace or improve building facility equipment on an on-going basis.
• Maintain a neat and orderly appearance at all times.

Qualifications:

• 2+ years of experience as a commercial building superintendent
• Strong leadership and managerial skills
• Strong communication skills, both verbal and written
• Fire life safety certification is strongly preferred
• 32BJ union experience is preferred but not required
