Assistant Director of Operations
Our client is seeking an Assistant Director of Operations to join its on-site management team of a co-op building in Brooklyn. This role will support the Director of Operations and their Assistant in the day-to-day oversight of building operations and staff. The Assistant Director will play a key role in maintaining high standards for building maintenance, staff performance, and resident satisfaction.
Responsibilities:
- Assist in the daily management of building operations within a single, full-service co-op property.
- Supervise and support a team of handymen and porters responsible for the upkeep of common areas and individual apartments.
- Conduct regular apartment inspections to ensure quality standards are met and address maintenance needs proactively.
- Participate in the training, scheduling, and disciplinary oversight of building staff.
- Oversee the procurement of maintenance supplies and manage inventory levels.
- Coordinate with vendors and contractors to ensure timely and high-quality service delivery.
- Interact professionally with residents and address maintenance-related concerns and requests.
- Ensure compliance with all building policies, safety regulations, and NYC housing codes.
Qualifications:
- Minimum of 5 years of property management experience in a co-op or condominium building with 300+ units in New York City.
- Prior experience as a building superintendent or in a hands-on operations role strongly preferred.
- Solid understanding of building systems, operations, and NYC compliance requirements.
- Strong leadership, communication, and organizational skills.
- Proficient in property management software and Microsoft Office Suite.
- Service-oriented mindset with a strong focus on resident satisfaction.
