Property Manager - Industrial


Responsibilities


  • Ensure properties are in operational condition
  • Oversee service contracts and building staff
  • Ensure systems are properly maintained and tenant needs are addressed timely
  • Ensure capital projects are completed timely and within budget
  • Maximize the value of the assigned properties by identifying ways to reduce costs and increase efficiencies
  • Assess, develop and implement short and long-term strategies which enhance value
  • Ensure compliance with lessors, third party lenders and bondholders, as well as any other investors
  • Participate in special projects
  • Establish positive relationships with internal and external customers
  • Act as primary point of contact for tenants and customers from lease execution to lease expiration
  • Provide new tenant orientation and ongoing enforcement of lease terms
  • Establish appropriate communication within tenant organizations to address administrative, leasing, and financial matters
  • Review and approval of vendor invoices
  • Monitor and manage AR/AP
  • Ensure utilities are billed back to tenants as needed
  • Review and prepare property reports, variance analyses and operating and capital budgets
  • Reforecast repairs and maintenance and capital expenses as necessary
  • Review annual property expense estimates and reconciliations
  • Interface with leasing and development during lease negotiations, property expense analysis and operational implications
  • Assist with property tours as needed
  • Monitor and maintain vacant spaces for show ready condition
  • Ensure tenant and emergency contact lists are current
  • Implement emergency response plan
  • Identify and address any FLS issues
  • Ensure all environmental permits and inspections are up to date
  • Ensure all documents are properly maintained
  • Competitively bid contracts for property services
  • Complete and record property inspections
  • Complete tenant move-in and move-out process and documentation
  • Input and follow up on work orders
  • Assist with collection, recording and reporting of utility benchmarking
  • Ensure vendor compliance with insurance requirements

  

Qualifications


  • Bachelor’s degree or equivalent experience
  • 2-3 years of industrial property management experience
  • Strong written and verbal communications skills
  • Commercial lease administration knowledge
  • Knowledge of mechanical and building systems
  • Ability to work in a fast-paced environment
  • Strong analytical and problem-solving skills
  • Ability to work independently and effectively manage multiple tasks
  • Proficient in Microsoft Office Suite
  • Proficiency in Yardi is preferred
